In recent years, Timnath has experienced unprecedented growth with a significant increase in population from 625 in 2010, to 3,000 in 2015. The growth of Fort Collins to the west and Windsor to the south has primed the community for future development. Timnath consists of primarily single-family homes and is a low-density community. The town protects open space and parkland, particularly near the Poudre River and Timnath Reservoir, a popular destination for fishing and bird watching. Timnath’s small downtown consists of Main Street, which is lined with historic buildings, a historic church and a post office. The area is served by the Poudre School District.

Timnath sits east of Fort Collins across from Interstate 25 and north of Loveland, with easy access to services, amenities and major employers in the region.
The City of Timnath approved a new Transportation Plan in October of 2015, outlining roadway projects spanning the next 25 years. The plan promotes alternative transportation, improving streets and reducing congestion as Timnath grows. The city anticipates growing from 3,000 to 30,000 residents by 2040.
